A note on the lease

Can a foreigner legally own this?+
Yes. You hold the villa on a leasehold (Hak Sewa) registered before a notary, in your own name. This is the standard, fully legal route for foreigners — no Indonesian nominee and no company workaround required.
What happens when the lease ends — can I extend?+
Your lease runs to 2049 (~23 years). It can be extended directly with the landowner — indicatively around $31,000 for a typical lot, with an early-bird rate offered until 14 August 2026. Terms are set by the landowner; we recommend confirming the figures and having the extension option written into your lease deed at signing.
Who handles the legal paperwork — can I use my own notary?+
Whichever you prefer. You’re welcome to appoint your own notaris (notary), or we can give you a list of trusted ones we work with regularly. Either way the lease is drawn up and registered before a licensed notary, in your name.
What if the build isn't finished, or runs late?+
Payments are tied to construction milestones, so most of your money is released only as the villa physically rises. There's a capped late-delivery penalty, and two of the six are already sold and under construction under the same contract.
Is it legal to rent out on Airbnb or Booking.com?+
The building permit and SLF (certificate of worthiness) are provided as part of the sale, and the land is zoned C2 (mixed-use) — the basis required to operate as a compliant rental under Indonesia's 2026 rules. Your paperwork is in order from day one.
What return can I realistically expect?+
